經常有人問房屋出租協議該怎麼寫。如果找中介租房那麼當然不用愁了，所有的協議材料都是中介負責的。可如果租客和房東直接租房怎麼辦呢？租客和房東雙方最好還是簽署一個正式協議，防患於未然，出了問題也可以有一個解決的參考。

1.房東同意將如下地址的整套房屋 / 主人房 / 客人房租給租客

The landlord agrees to let the entire flat /master room / common room to tenant.
2.本租約起始於____________ 結束於___________共計________月。
The tenancy shall commence from _______to______fora period of_____months
3.租客應予每個月 ______日之前交付月租金$______給房東。租金中包括 / 不包括水電煤 / 網絡 / 空調的費用。
The tenant shall pay to the landlord monthlyrental fee SGD $______ on or before _____ day of each month. The rental feeshall include / exclude PUB bills (water, electricity, gas) / Internet /air-conditioner.
4.租客在簽署本協議時應向房東支付_____月房租的押金。押金在租約結束時由房東在扣除由租客造成的維修及損耗費用後退還給租客。
The tenant shall pay to the landlord ____months deposit upon signing of this agreement. The deposit shall be redundableat the end of this agreement after offseting any damages caused by the tenant.
5.如果在簽署本協議後房東決定不將房屋租給租客，房東必須全額退還押金並賠償租客一個月房租。如果在簽署本協議後租客決定不再租住房屋，租客所支付的押金將不予退還。
Should the landlord decide not to rent after signing thisagreement, the landlord must return the deposit and compensate the tenant onemonth rental. Should the tenant decide not to rent after signing thisagreement, the deposit shall be forfeited.
6.租客不可以在_____月內終止租約協議，否則押金將不予退還。房東不可以在_____月內終止租約協議，否則賠償租客一個月的租金。如若過了此期限，房東或租客可以在提前 ______月的情況下解除租約協議。
Tenant shall not terminate this agreement within the first_____ months, failing which the deposit shall be forfeited. Landlord shall notterminate this agreement within the first____ months, failing which thelandlord must compensate the tenant one month rental. Thereafter, should thetenant or landlord wish to terminate this agreement, _____month notice isrequired.
7.租客如若對房屋做出大的改動時必須徵得房東的同意。
Tenant shall not make alternation in the premises withoutconsent of the landlord.
8.房屋僅限租客用來日常生活起居，租客不得在房屋內從事任何非法的行為。
The premises are for residential use only and shall not beused for any immoral or illegal purposes.
9.租客允許 / 不允許大煮 / 小煮。允許 / 不允許訪客。
Cooking is allowed / light / not allowed. Visitors areallowed / not allowed.
10.在任何時候，租客必須擁有在新加坡合法居留的資格。
At all times, the tenant must hold legitimate stay inSingapore throughout the tenancy.
